Terms and Conditions

AZ Lien Services Inc. is a service only and does not practice law or give legal advice. All
documents we prepare including preliminary notices, notice to owner, notice of furnishing,
liens, bond claims, stop notices and related releases, letters and related notices are done
at your request. These documents are prepared based on the information that you supply
to us and we are not responsible for the accuracy of that information you provide.








AZ Lien Services assumes no responsibility for the errors of third party sources, changes in ownership of property that first appeared after the document preparation has taken place or by any and all public records sources including title companies, recorders offices, assessors offices, building permits, planning and zoning etc. that do not keep their records up to date.

The Requester/Purchaser understands and agrees that AZ Lien Service Inc. does not guarantee the accuracy of the data and information requested and herby expressly disclaims any responsibility for the truth, lack of truth, validity, invalidity, accuracy, inaccuracy of any said data and information.  The Requester/Purchaser's authorized use or transmission of any such data or information in its actual or altered form. 

AZ Lien Services Inc. reserves the right to refuse to produce documents that are sent to us late or are missing the required minimum basic information to produce said documents as highlighted on the website forms. It is your responsibility to add the required information, cancel or change information.

AZ Lien Services will send the completed Mechanic Lien to you for signature after preparation for you to review. If something looks questionable it is your responsibility to bring it to our attention before signing the document as you have knowledge about the actual project itself. All recorded Liens have an expiration date.

AZ Lien Services will verify as much information as possible in the preparation of all documents and may require additional information from you to complete the preparation.
We must be given adequate time to verify and prepare the documents. Same day service, if possible, is a 50% surcharge.

AZ Lien Services will keep on file an active copy of all your preliminary notices and mailing certifications, for a period of 24 months. A third year will be archived.

Accounts that become past due at 61 days will become inactive. No proof of service or affidavits will be issued on past due accounts until the entire account balance is paid in full and your check clears the bank. Bad check fees will be charged back to your account. Those customers who continually write bad checks will be put on a C.O.D. status with us.

RISK MANAGEMENT – AZ Lien Services carries an errors and omissions policy to cover the projects we lien but on those projects over $1,000,000 arrangements need to be made with us to do larger dollar amount liens. Additional paperwork may include copies of contracts, plat maps, drawings, change orders etc. to complete.

AZ Lien Services reserves the right to refuse to work with clients who do not adhere to the terms and conditions above stated.
